The Nobility analytics engine powered by The Instillery are based on Airbnb, Bookabach and Holiday Houses data gathered from information publicly available on their respective websites.
Our engine currently tracks the data of 10,000+ short term accommodation listings around New Zealand on any given day, generating our customisable raw data reports, and updating our interactive market intelligence platform.
Nobility is the only trusted source for short-term rental data that provides both occupancy rates and projected revenue data.
How can the Nobility engine determine what is an actual booking versus a date blocked from booking in any given Airbnb, Bookabach or Holiday Houses calendar?
We has developed and continue to evolve our advanced artificial intelligence and machine learning technology that allows for accurate identification of blocks of unavailable dates observed on the rental platforms as either booked by a customer or blocked by the host.
This ability to discern between booked and blocked days is core to any analysis of online rental data.
True to its machine learning classification the Nobility artificial intelligence model continues to learn and improve as time goes on. This is important as online booking trends are likely to continuously evolve over time as evidenced by past behaviour.
Our AI continues to observe behaviour, extract patterns from new information and historical knowledge and, as a result, predict booking information with accuracy.
Why do fewer properties appear on the Nobility reports than on the Airbnb, Bookabach or Holiday Houses website?
Nobility only reports "active" properties that are actually located in the geographic boundaries of each city.
A large percentage of listings on Airbnb are no longer being actively rented, haven't updated their calendar in months and haven't accepted a reservation for an extended period of time. We remove these listings from our analysis to provide a more accurate picture of the current property landscape in each area.
In addition, Airbnb for example displays a multitude of listings that are located outside of the queried location. All Nobility analytics only displays properties actually located within the boundaries of each city or region selected by the user.
How does Nobility determine the exact location of properties?
We create a much more exact property location than is shown on the Airbnb website by taking the center point of the average displayed latitude and longitude coordinates.
Can I get the source data for the Nobility reports?
Yes. We can provide property specific information to allow our paid subscribers in xlsx or csv format to conduct their own analysis
When will Nobility be adding analytics for my city?
In our first release; we have launched with the following regions; Auckland, Hamilton, Tauranga, Rotorua and Queenstown.
Our team are working around the clock to add new cities across New Zealand. For paid subscribers we can quickly add analytics on new cities upon request. If you would like data on a city that you do not currently see listed, please contact us directly.
